When we purchased our house just over two years ago a parcel of land was included. This land formed part of a garden and orchard.

The vendors retained the remainder of this. We have use of their land too, although this is only via a verbal agreement
We have a gardener who maintains the paths, whilst we trim the plants and prune the trees.

I have recently been told that if you maintain a piece of land for 12 years you can adopt it and legally own it.

Is this true, or there other similar circumstances?
