We have a tankless water heater from SETTS. All the hot water in the house works well. The master bath shower works well. The guest bath tub/shower does not get hot enough. There is not *enough* HOT water pressure. There is enough cold water pressure. We think the cold water is mixing with the hot water creating a luke-warm bath or shower. We installed an entire new fixture (replaced the backend as well). The same problem exists. We ran vinegar through the entire hot water pipe system. It cleared up a few other hot water pressure problems, but not this one. If we turn the cold water pipe OFF from the backend of the tub/shower fixture, the hot water does not run from the fixture at all. The hot water only runs from the fixture if the cold water pipe is open.

How can we fix this problem so we can take a hot bath and shower? What do you think is the cause?
