I have a home with a pressure regulator. I measured the pressure at 150 psi, which I understand is way too high. But when I turn the pressure down, the pressure in the house seems too low - my back yard sprinklers won't pop up, my toilet valves don't close after flushing and the water flow from faucets is low. If I turn the pressure back up, everything is OK, except that my pressure relief value will sometimes start to drip. What could be my problem here? Might I have a bad regulator or could it be other problems? I would greatly appreciate any input.
