I recently bought a Victorian house and with all the rain recently, the window frames in the bathroom have started letting in water.
The water is coming in through the actual frame itself not the panes of glass or any joints etc
I have had a look outside as best I can and the guttering, roof, lintel and pointing all LOOK fine, but it is 4 floors up-any ideas where to start first?
The bathroom is just under the roofline- I dont want to call out the wrong person-dont know whether to try a roofer, builder, glazier
Any suggestions welcome-many thanks |

I would suspect the bricks are porous, and you can buy a product the will seal the wall to prevent penetration of driving rain.
A general builder maybe the best bet, and he would have access to other trades if needs be. |

Probably insist on scaffolding.
If that is the case it may pay dividends to consider future painting, and even double glazing and any other non urgent maintenance. |
