luke warm shower when other taps are hot

I've got a mixer unit in my shower that was put in 3 years ago when i was doing up my house, that has recently stopped being that hot. Its luke warm, no matter what the temperature dial is on (unless you turn it to cold then its cold). And the pressure has dropped off somewhat.

All the other taps in the house are mixers too and give hot water no probs. I've checked the head and the tube, they seem fine, and when i turn it on without the tube and head attached the water still is luke warm. Also the mixer unit in the shower gets hot, so just doesn't get that hot water out the hole!

I've got a combi boiler and the pipes for the shower are behind the wall so i can't see if anything is leaking or not. I did have a leak before, but i put this down to poor sealant around the bath, which i subsequently re-did and it seems to have stopped.

I live in Wimbledon and that area is london clay so apparently that affects the water? i know my kettle gets lots of limescale in it. I am not sure if this could have an effect or not.

I would be grateful if anyone has an idea how to find out the problem and how to fix it, ideally i don't want to start ripping out the tiles, as they don't make them anymore so its an entire new bathroom!

And the boiler is a. The shower a?

With a little thought how can a answer be even vaigly related to your problem if you don't even give an idea of the appliances involved??

Defective shower blocked boiler heat exchanger or ... The list can be endless.
