Hi!
I've done a home-buyer's survey on a 70's house that I'm interested in and there is a minor point highlighted by the surveyor under the section Condensation & Insulation:
| Quote: | | Current Building Regulations require insulated and underfelted roofs to be provided with ventilation to prevent condensation within the roof void. In severe cases this can result in decay to timbers and damage to internal decorations. There is inadequate ventilation to the main roof void, which can lead to internal deterioration of timbers due to condensation. This should ideally be rectified. |
What kind of rectification work should be done (if at all)?
Any idea of the costs involved?
Thanks in advance!

Hi Tan,
You need soffit vents, the soffit is the horizontal board just below the gutter.
New upvc soffit boards have a vent strip built in but if you are not having your soffit and fascias replaced in the near future you can buy round vents that can be placed in the existing soffit, these will cost you no more than a couple of quid each.
Be careful when drilling out for the vents because on some old house's the soffit boards were made from aspestos. |

I had to do that job in my house. At times it was raining in the loft!
What you will need is a powerful cordless drill (minimum 14v) cos you wont want to drag your drill power cord up your ladder with you. You also will need a circular cutting tool of the same diameter as your plastic sofit vents and a face mask. It is quite an unpleasent job. |

Also, I guess it depends on the pitch of the roof when it comes to the access to the soffit boards... In my current house, the pitch is rather low and getting to the edge can be a little interesting. |
